The 1920 Belvoir Estate Sale
By 1920, the Duke of Rutland estate, like many other grand estates throughout the country, was facing a severe cash-flow crisis. The duke had rolled over debts incurred when Belvoir Castle was rebuilt following a devastating fire at the beginning of the 19th Century, and these debts, together with the sudden decline in agricultural income and higher taxation imposed after The Great War, meant that the 8th Duke, Henry John Brinsley Manners, had no option but to sell thousands of acres of his Leicestershire estates.
The sale took place between Wednesday March 3rd and Saturday March 6th at The Corn Exchange in Melton Mowbray, and comprised a total of 640 lots, several of which were purchased by private treaty prior to the auction. In total, 13,300 acres of land throughout the Vale of Belvoir were sold. The sale included Goadby Hall as well as all the cottages and houses and most of the surrounding farms of Goadby village.
Following the auction, a full report was printed in the Grantham Journal which listed the purchaser of each property and (where known) the amount paid. The Journal reported the amount raised from the sale as just over £448,950.

Some tenants were able to purchase the homes and land they were renting, giving many the opportunity to own property for the first time in their lives, however, this was not true in every case. The Grantham Journal published a letter from Mr James Mayfield, tenant of The Laurels on Main Street, in which he notes with obvious frustration that he was not offered the opportunity to purchase the property ahead of the sale.
Sir - In looking down the list of names of the tenants who have purchased their holdings by private treaty, I see my name is included. May I say this is not correct, as I have not had the option of purchasing my holding, either by private treaty or public auction. On making enquiry, I am told to my disappointment it has been sold by private treaty to the gentleman occupying the Hall Farm of 200 acres, yet in no way connected to mine.

The Laurels and the associated farmland were sold by private treaty to Captain Robert Sheriffe together with Goadby Hall and Hall Farm.
The Belvoir estate is still owned by the Rutland family and the extensive grounds and castle, one of the finest examples of Regency architecture in the UK, are open to the public. The castle and surrounding parkland play host to a range of country pursuits and exciting events, and have featured in many well-known film and TV productions including the Da Vinci Code, Young Victoria and The Crown.
